Q: What utilities are included in your rent?
A: Both the heat and the water are included in your rent. The only utility a resident is responsible to pay is the electricity. Phone and cable are optional utilities.
Q: How much do electricity bills usually run?
A: Since everyone uses electricity on a personal basis and thus vary in their usage, we can’t guarantee what you would pay. Typically, however, a 1-bedroom electricity bill generally runs anywhere from $10-20 a month, a 2-bedroom runs $15-25 a month, and a 3-bedroom runs $20-30 a month. In the summer months, if you use your air conditioner(s) frequently, your bill could increase significantly.
Q: Are there any appliances included with an apartment?
A: Yes, a refrigerator, stove, garbage disposal and air conditioning unit are included in each apartment. Two and three-bedroom units each have two air conditioning units! Dishwashers can also be installed at any time for a monthly fee.
Q: Do you allow dogs?
A: Unfortunately, we do not allow dogs of any shape, size or weight. Cats and many other animals are more than welcome. Please see our Pet Policy for further details.
Q: How close is the AATA public bus route?
A: Our property is approximately 1/8 mile to the nearest bus route which is located at the corner of Leforge Road and Huron River Drive.
Q: How close are you to EMU’s campus?
A: Many of our residents walk to campus since we are only 10-15 minutes walking distance. Otherwise, we are a 2-5 minute drive!
Q: What are your income requirements? Do you take Section 8?
A: Our income requirements are outlined in depth on our Credit Requirements page. We do not, however, accept any form of governmental assistance, including Section 8.
Q: Do you have emergency maintenance for after-hours?
A: Yes we do. Our maintenance staff can be paged any time after hours if you find yourself in an emergency situation. Examples of situations we consider to be emergencies are: getting locked out of your building or having your heating pilot light go out.
Q: Do I have to make an appointment to see an apartment?
A: It’s always best to call before coming to check out a unit. In doing so, we can make sure to schedule a time to show it to you. If, however, you drop by without notice, and we have one available, we would be more than glad to take you through it!
Q: What about security? Is your area well lit and do you have security doors?
A: Our property utilizes a sophisticated sensory light system. Throughout the property, many lights come on automatically each evening and the others come on when someone walks underneath them. We also have security doors on each building that are locked 24/7. Furthermore, we use a handy buzzer/intercom system so you can find out who’s visiting you before you let them in!
Q: When is rent due each month?
A: Rent is due on the 1st of each month, but it will not be considered late until the 6th (there is a 5 day grace period). We also have a drop box located at our rental office for your convenience.
Q: Are the heating units individually controlled or is there a switch that the landlord turns on each year?
A: Once you move in, the level of heat you choose and when you turn it on are completely up to you!
Q: Do you offer short-term leases?
A: Our standard lease is for a 12-month period. Thus, the prices you find on our site reflect a 12-month lease. Short-term leases are usually available depending on the time of year and size of unit. Typically, a 9-month lease runs for $30.00 more a month.
Q: Do you have an on-site laundry facility?
A: Yes, we have 2 washers and 2 dryers in each building. The cost for each wash load is $1.25 and $1.00 per dry.
Q: Is there enough parking for myself and my guests? Is there a fee?
A: We have ample resident parking. Upon move-in, each resident receives the tag or tags that they need and as long as the tags are returned at the move-out date, there is no fee. We also have huge visitor areas so your friends and relatives always have a place to park without having to sign in and out!
Q: How much is your application fee?
A: There is a $25.00 application fee. The great thing is that once you are approved it goes towards your deposit!
Q: How much are total move in costs?
A: Upon move-in, you will owe a full months worth of rent (or a pro-rated amount of rent depending on which day of the month you move in) and the security deposit in full (ranging from $99.00 to equaling one month’s rent depending on your credit report). In order to pre-lease/secure an apartment for yourself, you need to bring in $99.00 of the total move-in costs. This amount will then be subtracted from the total costs due on your move in date.
